Jasna 24

Residential Redevelopment

Śródmieście

Warsaw

3,203 m2

Jasna 24 is a planned redevelopment of an existing 7-storey (plus underground level) building erected in 1948, and subsequently extended upwards and modernised in 2004. Up to recently, as owners, Apricot Capital Group operated the asset as an office building with a retail component.

The building is located in the Śródmieście district of Warsaw, which is both the City’s and Poland’s economic, governmental, and cultural centre. The immediate area is a mixed office, retail, and residential area. Over the past few years, the area has been becoming increasingly popular with affluent buyers seeking upmarket apartments, either as pieds-à-terre, or as investments to rent out. A major feature of the building is that it is a 3-minute walk from the Świętokrzyska Metro, the only metro station in Warsaw providing access to two lines (M1 & M2). Warsaw’s central train station is within a 15-minute walk. The redevelopment concept being worked on by the Group involves extending the back of the building out over part of an existing courtyard, thereby adding c. 400 m2 in order to create 70 apartments, with a green terrace on the roof. All apartments will be equipped with balconies. Two retail units are also planned, with the larger of them equipped to fulfil the full requirements of a restaurant.
