A major feature of this site in Mokotów, Warsaw, is the fact that it borders Warszawa Służewiec station, the first stop after the airport on the S2 SKM (Fast City Rail) train line, leading straight into the centre of Warsaw—and one stop away from the main airport (Warsaw Chopin). A tram stop, again linking the site to the centre, is within a 5 minute walk from the planned complex. The general area is characterised by a mix of offices—many of which are leased to international corporations—as well as modern residential apartments. Westfield Mokotów, a 62,500 m2 shopping centre and one of the largest in Poland, is a 12-minute walk/ 3-minute drive away. In November 2022, Apricot Capital Group, in their capacity as developers, signed a general contractor agreement with Budimex S.A. for the construction of this new Private Rental Sector (“PRS”) development. The total investment exceeds PLN 270,000,000 and the Group’s investor has provided the full sum in equity. The residential units will cater for stays of varying periods of time. The building is being developed to the standards of the BREEAM “Excellent” certification. The architectural company responsible for the concept, building design, and architectural supervision is Studio20, a subsidiary of the Group. The entire complex will be managed and operated by Apricot Entertainment.
